Maple Place

New development of 12 affordable homes

Maple Place is a vacant brownfield site at 237 Chamberlayne Road and 5b Derby Road, formerly known as Samsons Gym and The Crockery.

Situated on a corner plot within an established residential area just outside the town centre, the site presents an opportunity to provide much needed affordable homes and meet demands for town centre living.

Background

A previous planning application for this site was submitted in 2023 and refused. Objections focused primarily on:

  • The suitability of flats fronting onto Chamberlayne Road
  • Privacy for neighbouring residents
  • The relationship of the development with neighbouring homes in terms of scale, form and appearance

Eastleigh Borough Council have carefully considered this feedback in developing a new scheme.


The new proposal

The new scheme has been designed to address previous concerns and better reflect the character of the surrounding area.

Key features of the design include:

  • Houses arranged in a traditional terraced form along Chamberlayne Road
  • Flats positioned along Derby Road
  • A design that is in keeping with the scale, form and appearance of the surrounding area
  • A mix of 12 high quality 1 & 2 bed apartments and 3 bedroom houses
  • Parking for 10 vehicles
  • New landscaping and public realm improvements
  • Dedicated refuse and cycle storage areas
  • A design shaped by previous community concerns and feedback

Timeline

September 2025: Architect appointed to begin developing proposals for the site.

October 2025: Initial sketch designs prepared to explore early ideas and options sketch design developed.

December 2025: First concept design shared with key stakeholders and Design Review Panel. A pre-application submission was also made to seek early feedback.

February 2026: Design updated in response to feedback and re-shared with key stakeholders.

March 2026: Webpage launched to share design with local residents.

April 2026: Planning application submitted


What happens next

The planning application will be discussed and determined at local committee. Further updates will be provided on this webpage as the project progresses.
