Condition Monitoring on New Developments
When planning permission is granted for new development often
this permission will be subject to a number of conditions.
These conditions are often imposed to regulate
certain aspects of an approved scheme and are an important element
in the process. Were it not for these conditions it is possible
that planning permission may not have been granted. Conditions can
also serve to add the finishing touches to a scheme by making it
more attractive, adding value and making it more saleable so
everyone (you and the wider community) benefits.
The Enforcement team actively and
reactively monitor the conditions on a number of planning
permissions to ensure that these are adhered to by developers
and in some cases subsequent occupiers/owners of the
site.
Often developers are required to discharge one or a number
of conditions as part of a planning permission. In this
instance a formal written request to discharge this/these
condition(s) will need to be made to the Council. You are
encouraged to use the 'Approval
of Details Reserved by Condition' Application Form to do
this. This request should be accompanied by the
correct fee as detailed below:
- £25.00 for an application to discharge
of one or more conditions relating to extending or altering a
dwellinghouse or other development within the curtilage of a
dwellinghouse; or,
- £85.00 for an application to discharge
one or more conditions relating to all other
development.
Applications received without the
correct fee will not be processed until payment has been
received.
