There are three ways in which applications may be made to the Council, namely:

Detailed plans, and where appropriate structural calculations, will be required in respect of your proposals.  If works relate to private residential properties e.g. houses and flats, plans, specification, etc will need to be deposited in duplicate.  For all other building types four copies of details will be necessary.

Valid applications are registered and subsequently vetted for compliance with the Building Regulations.  If additional information and/or amendments are required we will correspond with you or your agent advising accordingly.  On receipt of amended details a formal "Notice of Passing of Plans" will be issued together with a stamped copy of plans and details for your records.

A "Building Notice" application is a quicker and less detailed process than "Full Plans" with applications usually processed within 48 hours of receipt.  The other advantage of a "Building Notice" is that there is usually no need to incur the expense of having drawings prepared as a site location plan will usually suffice.  Although dependent on your proposals, you may be requested to furnish additional details and/or structural calculations in respect of certain design details.

The main disadvantage of a "Building Notice" is that the person/s undertaking the works does not have the benefit of detailed approved drawings and may construct contraventions on site which would subsequently require rectification and/or removal.

Please note that a "Building Notice" may not be used for:
a) premises designated for the purposes of the Regulatory Reform (Fire Safety) Act 2005 applies
b) where it is proposed to erect or underpin a building sited over or in close proximity to a Public Sewer
c) for works which include the erection of a building fronting onto a  private street

A "Regularisation Application" is a retrospective application relating to previously unauthorised works i.e. works carried out without Building Regulations consent, commenced on or after the 11 November 1985.

The purpose of the process is to regularise the unauthorised works and obtain a "Certificate of Regularisation".  Dependent on the circumstances exposure, removal and/or rectification of works may be necessary to establish compliance with the Building Regulations.  As such it is recommended that you contact the Building Control Unit to discuss your individual circumstances prior to submitting a "Regularisation Application".
