Demolitions and Dangerous Structures
Report a Dangerous Structure
If you wish to report a dangerous structure simply complete the
report form. This will be forwarded to a Surveyor.
Out of hours emergencies must be reported to the Out of Hours
Service by telephoning 023 8068 8191.
Building Control Surveyors will investigate reports of dangerous
buildings and structures. Our aim is to inspect reported
dangerous structures within 24 hours (2 hours where reported by the
emergency services) and , to ensure buildings and structures are
made safe and their condition does not put any risk or cause injury
to members of the public.
The term 'dangerous structure' covers buildings or parts of
buildings. It also includes garden walls, fences or
hoardings, in fact any built structure that because of its
condition could endanger the public.
Buildings, like people, suffer from an ageing process, which can
result in the structure becoming weaker. Buildings or
structures can become dangerous as a result of poor maintenance,
fire, storm, vehicle impact or explosion.
Demolitions
Any person undertaking demolition work must give written notice
to the council.
The Building Control Service controls demolition work, under
Section 80 of the Building Act 1984. We will issue a Counter
Notice detailing any measures to be undertaken and will visit the
site to ensure that precautions are in place to safeguard the
public.
An application for demolition should be made to us, six weeks
prior to the intended demolition.
A person undertaking demolition work must provide Building
Control with notice of certain stages of the work; these are as
follows:
- At least 48 hours notice must be given before disconnecting,
sealing or removing drains and sewers on the site.
- At least 24 hours notice must be given before making good
disturbed ground.
- Notice of demolition is not required where the volume of the
building to be demolished is less than 50 cubic metres.
Planning permission may also be required for demolition
work.
