Cordwell Leisure Development, the scheme developers
have issued the following release:
"The £25 million contemporary leisure
development in the heart of Eastleigh, Hampshire, which is to form
the extension to Swan Shopping Centre and act as the catalyst for
the regeneration of the town centre, is rapidly taking shape and
forming an impressive skyline to the town centre with an opening
date in early spring."
Cordwell Leisure Development, partner to
Swan Shopping Centre owners Prudential and Eastleigh Borough
Council, reports that despite the summer weather conditions and
steelwork delays, the centrepiece nine-screen Vue Cinemas multiplex
will open at Easter. The 125,000 sq ft development also
comprises a 20-lane tenpin bowling centre to be operated by AMF
Bowling, alongside bars, restaurants including Nandos and Frankie
& Bennys, and retail units.
When the impressive scheme is fully opened,
the combined retail and leisure complex will total nearly 350,000
sq ft.
Malcolm Wilcox, managing director of
Cordwell Leisure, said: “We eagerly await the completion of
this high quality scheme, linking into the shopping centre, and
which will undoubtedly establish Eastleigh as one of the South’s
leading leisure destinations. Occupier interest has been very
encouraging in this challenging market but now that operators can
see what they are buying into, especially the integrated design and
quality of the scheme, we have a surprising amount of discussions
taking place which should bear fruit shortly."
Scheme Update
From week
commencing 15th March - Information
from Eastleigh Borough Council and the developer:
- Construction of the service layby in Wells Place is
complete
- Vue fit out of the multiplex cinema is nearing completion
- AMF (ten pin bowling) are opening on 12th March
2009
- Footpath on Southampton Road
has been repaired
- Tesco's service yard
is complete; servicing has resumed from Blenheim
Road
- Surfacing of
the undercroft car park is complete
- Installation of escalators for first floor link between
shopping and leisure elements is complete
- Works to the link mall are progressing with shopfronts almost
complete and granite paving being laid
- Public Art - A light and sound installation is located in
the new link mall next to TK Maxx

What will the scheme consist of?
- A nine screen cinema. Operated by "Vue" - you may have visited
their cinemas at Basingstoke and Gunwharf Quays in Portsmouth.
- A 20 lane bowling facility operated by AMF.
- Nando's family restaurant which has a spicy chicken theme.
- Frankie and Bennies Family Pizza Restaurant which will have a
1950's Italian/American style.
Where exactly is the scheme going to be
built?
The scheme adjoins the existing Swan Centre and extends over the
surface car park next to Tesco's in Wells Place.

Is it a Council Project?
Whilst the Council has an interest in the Swan Centre and is
promoting town centre regeneration the project is being funded by
the property arm of The Prudential, the Developer is Cordwell who
are based in the West Midlands. The Contractor is Warings who
are a Portsmouth company.
The Council also has an interest in the project through its
Planning, Environmental Health and other statutory functions.
Are all the units let?
No, not yet. As the scheme takes shape we
expect considerable interest from operators wanting a presence
in the new scheme.
What is the programme for the scheme?
- The scheme is well underway and will open in 2009.

Eastleigh Town Centre has major assets in terms of its
accessibility, compact nature and affluent catchment area, this
scheme will build on these strengths resulting in the town centre
strengthening as a destination.

The regeneration of central Eastleigh is a Council priority and
the Swan Centre Leisure Scheme is a key part of this regeneration
strategy.
