Scheme Update
SUNDAY 6TH APRIL
An escalator will be delivered to site and
manoeuvered into position from Wells Place.
This will require the closure of Wells Place for about 2
hours. The contrators' staff will be on hand to direct
traffic.
From week commencing 16th
March - Information from Eastleigh Borough
Council and the contractor:
- Partial closure of Wells
Place - a diversion is in place for deliveries and long stay
parking
- Works underway to Southampton
Road footway - protected route for pedestrians in
place
- Erection of
building frame and floor construction is complete
- Steel frame and roof over
Tesco's service yard is in place; servicing has resumed
from Blenheim Road
- Substantial further night
construction has been avoided as a result of working
around delivery schedules
- Roofing is well underway and should cover the building in the
next couple of weeks
- On Blenheim Road the side glazing is installed as is the
structure for rendering
- Over the next few weeks the contractor will enclose the walls
along Southampton Road and The Mall
- Service rooms and low level external walls are under
construction
- Internal stairs are nearing completion and this will
require traffic lights on Southampton Road this weekend (16th
March)
- Dry lining work to the cinema will soon start at the south east
of the site
- Installation of escalators will commence in April

What will the scheme consist of?
- A nine screen cinema. Operated by "Vue"; you may have visited
their cinemas in Basingstoke and at Gunwharf Quays in
Portsmouth.
- A 20 lane bowling facility operated by AMF.
- Nando's family restaurant which have a spicy chicken
theme.
- Frankie and Bennies Family Pizza restaurant which will have a
1950's Italian/American style.
Are all the units let?
No, not at the moment. As the scheme takes shape we
expect considerable interest from operators wanting a presence
in the new scheme.
Where exactly is the scheme going to be
built?
The scheme will adjoin the existing Swan Centre and extend over
the surface car park next to Tesco's in Wells Place.

What is the programme for the project?
- The project is due to start on the 9th July this
year
- It is intended that the scheme will open late in 2008
Is it a Council Project?
Whilst the Council has an interest in the Swan Centre and is
promoting town centre regeneration the project is being funded by
the property arm of The Prudential, the Developer is Cordwell who
are based in the West Midlands. The Contractor is Warings who
are a Portsmouth company.
The Council also has an interest in the project through its
Planning, Environmental Health and other statutory functions.
Will there be any disruption during the construction
period?
Inevitably, delivering a major project in a busy town
centre with nearby businesses and residents will cause
some inconvenience.
- The Tesco's surface car park will be closed for the duration of
the project
- The ramp from Wells Place/Southampton Road to the rooftop will
be closed for the duration of the project. The rooftop car park
will remain open and be accessed from the Blenheim road.
- There will be some night working to enable existing stores to
keep trading.
- Revised parking arrangements whilst
work is underway (opens in a new window)
And finally, "What is the big picture?"
Eastleigh Town Centre has major assets in terms of its
accessibility, compact nature and affluent catchment area, this
scheme will build on these strengths resulting in the town centre
strengthening as a destination.

The regeneration of central Eastleigh is a Council priority and
you have probably seen information on the Area Action Plans for central Eastleigh
- both the town centre and east of the railway line. We
hope the cinema scheme is just the start of realising
the vision set out in Area Action Plans.
