Building Control Charges
The Building Control function is not intended to be a profit
making function but we are required by The Building (Local
Authority Charges) Regulations 1998 to set charges at a level which
will recover our costs. A system which we believe represents
excellent value for money.
The amount of charges payable depends on the type and nature
of the works being undertaken, although the total charges for an
individual proposal is the same for both a "Building Notice" and
"Full Plans" application.
There is however a difference in the time that charges become
payable i.e. a "Building Notice" charge, which represents the whole
amount payable, should accompany the "Building Notice"
submission. Charges relating to a "Full Plans" application
are normally payable in two stages, approximately one quarter of
the total charge should accompany the "Full Plans" submission and
is known as the "Plan Charge". An invoice for the remainder
of the charge is issued shortly following the first site inspection
of relevant works and is known as the "Inspection Charge".
Charges relating to "Building Notices" and "Full Plans"
applications are subject to VAT and applications are invalid if the
appropriate charge is not paid at the time of deposit.
"Regularisation Application" charges are calculated at 120% of
the normal "Building Notice" charge excluding VAT and are payable
at the time of submission. Again the application is invalid
if not accompanied by the appropriate charge.
Charges payable cover administration costs and inspections
regardless of the number of site visits made.
